A Little Something Happened on the Way to the Preserves.....

Hello, everyone!!! It has been a minute since i sent in a blog.....here is my update!!  I decided NOT to purchase the Belford or the Palermo, neither one of them really gave me what i wanted, especially in the basement.  So, i went around MD, visiting all the model homes this development offered.  I finally decided to go with the Jefferson, eventhough it was at the top of my budget, i could get it and now "upgrade the heck" out of it, and still be satisfied.  Yesterday i went to to The Preserves to complete a cost estimate and look at lots, etc. I had decided on building the Jefferson Square, i so loved the model....once i priced this model with just "some" of the upgrades i wanted, i was over my limit....needless to day, i was upset.  The Sales REpresentative saw the disappointment in my face and said, "I do have a home that is not on the board, its not one of our regular selling homes, but i can build it here for you if you would like."  she then took out the floorplan for the Zacharay Place model.  I fell immediately in love!! The Zachary Place is larger than the Belford and the Palermo, and it has 2 separate rooms in the basement!!! Just what i need...the Master Bedroom was larger than the Belford and i upgraded the master bedroom to include a sitting room and a fantastic bathroom!!! I love a pretty bathroom!!!
I plan on reviewing my pricing list with my "building consult" and see what rate the credit union will offer me based on the good faith estimate i recieved.  I have to go back and add some outlets and the gourmet island in the kitchen.  I might negotiate the all closing paid, to go with a better rate from the credit union.  My plan is to mke Ryan Homes an offer period on the house, and let them counter.  Has anyone had luck with this in the past?

Which Model to Purchase

Well.....now i have created a new dilemma! I am going between the Palermo model and the Belford model.  I thought i was sold on the Belford model, then i "played" around with the Palermo, and I like it. 
My older teenage children want to set the basement up as a 2-bedroom apartment and the Palermo gives a better option of this with less construction later.

If I choose the Palermo, I will not choose the Bonus bedroom option, as i would with the Belford model, i dont think....

I am looking for some ideas, thoughts, concerns, or "wish I hads", from some current Belford and Palermo owners.  How do you like your layouts?

I sign a contract in 2 weeks!! Building a home for my Ladybug!!!

First Decision Made

This is my first post and my first blog....I think this might actually be fun!! My name is Paula and I have just made the decision to purchase a Ryan home for my family.  This will be my first home purchase and I am really buying for the tax break (Uncle Sam is kicking my butt) and for my new granddaughter Mackenzie, who I refer to as ladybug! I have 3 children and they are 20, 18, and 16...in college and at home.  I will make the basement of whatever model i choose an "apartment" for 2 of them. 

I made my first decision to purchase at The Preserves in Accokeek, MD.  This is like 20 miles south of where we are currently located.  Its gonna be a tough commute for my babygirl as next year is her Senior year, and we arent going to switch schools.  The Preserves seems like a nice area, i have driven in the day and in the night, i havent noticed any issues.  If anyone live there please let me know your observations.

I am leaning towards purchasing the Belford model home.  Its the lowest on the price range, which means i can "load it up" and still be able to SHOP and drive nice vehicles!!! I NEVER want to be "house poor", and being a single parent and grandparent isn't always easy!!  This blog site is wonderful, as it has given me so much more insight than i could have EVER gotten reading on my own.  I have now decided to have my friend who is a realator represent me.  I learned that Ryan has a separate fund to pay them.  She was very excited for me to make this move and for her pocket, (she recently became a grandmother, too!) 

I will set my appointment to meet with Chelsea, SR, at the Preserves, in the next 2 weeks....meanwhile, i am reading all these posts, and writing my questions and option desires.  Chelsea has been so helpful to me thus far, with giving me the cost for some of the options i want to install....i am building my home on paper, before i get there.

If there are any helpful hints i should know, please tell me....otherwise, thanks for embarking on this journey with me!!!
